Do more than find defects once. Keep evidence across the DLP journey.

A Defect Liability Period is a timeline, not a single inspection date. DPM's DLP Guardian option is structured around planned checkpoints so owners can document the initial condition, verify repairs and review the home again before important decisions.

What homeowners commonly ask us to check

The six cards are the planned DLP journey, not six identical full inspections. Each checkpoint has a defined purpose based on the home, earlier evidence, access and the selected package.

What each DLP checkpoint is for

A checkpoint should answer the decision in front of you at that stage. Before booking, DPM confirms whether the selected checkpoint provides a detailed report, a focused update or another stated record.

Initial inspection

01

Establish the wider observable baseline within the agreed first-inspection scope.

Record: Applicable findings and evidence according to the selected initial package.

Repair verification

02

Recheck agreed rectification items against usable earlier evidence.

Record: A current status record for the items that were available and accessible to recheck.

Post-renovation checkpoint

03

Review relevant visible conditions after renovation work changes the home.

Record: Evidence of the agreed post-work areas within that checkpoint's confirmed scope.

Mid-DLP review

04

Review agreed current concerns and meaningful changes while time remains in the owner's DLP journey.

Record: Dated evidence for the areas and questions confirmed for the visit.

Pre-expiry review

05

Support the owner's final current-condition decision before the deadline they have confirmed.

Record: A final agreed checkpoint record. DPM does not determine the contractual deadline.
How it works

From uncertainty to a clearer decision

01

Establish the baseline

Start with an initial inspection and a clear record of applicable findings.

02

Verify key changes

Use planned return visits to review rectification and the condition after renovation.

03

Review before expiry

Complete a later checkpoint while there is still time to make an informed next decision.

What you can decide after the inspection

A connected evidence trail across five purposeful checkpoints, with the scope and record for each visit confirmed before work begins.

  • What changed since the relevant baseline
  • Which agreed concerns still need action or monitoring
  • What evidence supports the owner's next DLP decision

How many visits are included in DLP Guardian?

The current DLP Guardian structure includes five planned checkpoints: initial inspection, repair verification, post-renovation, mid-DLP and pre-expiry.

Is every visit identical?

No. Each checkpoint has a different purpose. The applicable scope is planned around the stage of your home and the earlier evidence.

Does DPM decide my legal DLP deadline?

No. Your contractual documents and developer process determine the applicable dates. DPM provides inspection and documentation support; owners should confirm their own deadlines.

Does every checkpoint include a full detailed report?

Not automatically. The record depends on the selected package and the purpose of that checkpoint. DPM confirms whether it includes a detailed report, focused update or another stated deliverable before booking.

Can I start the journey after the initial inspection?

Ask DPM to review your existing evidence and current stage. A later checkpoint needs a usable baseline and a clearly agreed purpose; DPM will confirm what can reasonably be compared.

What if an area cannot be accessed during a checkpoint?

The limitation is recorded. An inaccessible item is not treated as checked, passed or defect-free.

Does a pre-expiry review guarantee the developer will accept every item?

No. The inspection provides current observable evidence for your next decision. Acceptance and rectification remain subject to the relevant parties and process.
