Condo Access and Utilities Before an Inspection

Prepare more than the front-door key so avoidable access and utility gaps do not reduce the inspection you arranged.

What this means

Prepare more than the front-door key so avoidable access and utility gaps do not reduce the inspection you arranged.

A high-rise inspection depends on parking registration, access cards, lift rules, management permission, utilities and a clear boundary between the unit and shared building areas. Readiness reduces avoidable Not Checked items without creating authority over common property.

Practical sequence

Eight readiness checks before a condo inspection

The sequence prevents access, utility and management requirements from becoming avoidable inspection limitations.

01

Confirm the unit details

Share the development, block, level, unit, approximate size, selected service and any duplex level, private yard, terrace or restricted area.

02

Check management registration

Ask whether the inspector, vehicle, identification, appointment time, service lift or work permit must be registered.

03

Prepare parking and access

Confirm the permitted entrance, parking location, keys and cards needed for the unit and agreed areas.

04

Make utilities available

Confirm water, electricity, meter and isolation status before the visit. Missing utilities may leave applicable items Not Checked.

05

Keep agreed areas visible

Provide reasonable access to rooms, balconies, wet areas, fittings, doors, windows and service points within scope.

06

Separate common property

Facade, common roof, corridors, risers, plant rooms, other parcels and management-controlled areas need separate authority and scope.

07

Prepare useful records

Keep the floor plan, handover documents, developer instructions, earlier reports, repair history and relevant management notices.

08

Plan the close-out

Allow time for the handover explanation, management sign-out, card return and parking or loading deadlines.

How it works

Must management approve a condo inspection?

Follow the requirements that apply to the building. Some developments require prior registration, identification or service-access arrangements.

Are water and electricity required?

They are required for applicable checks that depend on those utilities. Without them, affected items may be Not Checked or require follow-up.

Does unit access include common property?

No. Common-property and restricted-area access require the appropriate authority and separately confirmed purpose, scope and safety arrangements.

What if one room is locked or full of stored items?

Record the limitation before or during the visit. An inaccessible area cannot be treated as inspected or passed.

Can the inspector access the unit if I am absent?

Only under a confirmed arrangement that complies with the property and management process. Keys, cards, authorisation and handover responsibility must be clear.
