What this means

Know what a general inspection can observe before treating a working switch as proof of electrical safety.

A general home inspection may record accessible visible condition and selected normal-operation observations when the package, utilities and site conditions allow. It does not certify concealed wiring, earthing, protective devices or installation compliance.

Practical sequence

Eight controls for responsible electrical observations

The sequence keeps visible evidence, authorised operation and regulated electrical work clearly separated.

01

Stop at immediate risk

Do not touch or operate anything wet, broken, loose, exposed, unusually hot, smoking, sparking or associated with a burning odour.

02

Confirm the package

Clarify which accessible switches, sockets, fittings or distribution-board surroundings are included and which actions remain excluded.

03

Record visible condition

Identify the room and fitting, then preserve cracks, gaps, looseness, missing covers, staining, heat effects or signs of alteration with location context.

04

Keep operation narrow

Record only what happened under the visit conditions. A working light or responsive outlet does not prove the complete circuit or future reliability.

05

Record missing access

Unavailable power, isolation, concealment or unsafe access must remain Not Checked or limited, never converted into a passing result.

06

Separate specialist testing

Installation testing, fault diagnosis, post-alteration verification and certification require the appropriate person, equipment and method.

07

Preserve the history

Keep renovation drawings, contractor details, earlier reports, repair invoices and any tripping or intermittent-operation history.

08

Refer the open question

Repeated tripping, heat, water exposure, exposed conductors, suspected wiring faults or certification questions need the appropriate electrical competent person.

How it works

From a visible concern to the right electrical decision

01

Protect

Control immediate risk before routine observation or quotation.

02

Observe

Record accessible visible condition and only the normal operation that is safe and authorised.

03

Limit

State what power, access and method could not confirm.

04

Refer

Send regulated testing, diagnosis and certification to the appropriate competent person.

What this helps you decide

What helps clarify an electrical concern

  • Understand what the visit actually observed
  • Keep missing electrical evidence visible
  • Know when to stop and use a competent electrical person
Evidence and boundaries

What helps clarify an electrical concern

  • Exact room, fitting and accessible visible condition
  • Whether power was available and the circuit was safely accessible
  • What normal operation was authorised and observed
  • History of tripping, heat, odour, water exposure or intermittent response
  • Renovation, repair and earlier electrical records
  • The specialist question that remains unresolved

Does DPM certify that the home wiring is safe?

No. Certification and regulated electrical work require the appropriate registered competent person and controlled method.

Will every socket be tested?

Do not assume so. The selected package, power, access, visible condition, equipment and authorised method determine what can be checked.

What if a socket is loose or damaged?

Do not operate it. Record the location from a safe position and arrange assessment or repair by the appropriate electrical competent person.

Does a working light prove the circuit has no defect?

No. It is one limited operation observation and does not prove concealed wiring, earthing, protection or future performance.

Can the inspector open the distribution board?

Only actions explicitly authorised by the confirmed scope, safe method and competent-person boundary may be considered. A general inspection does not perform live electrical work.
